Financing Raw Land

I would like to educate myself about the ins and outs of financing raw land, with creek frontage, as well as financing for site preparation and construction of our single family residence on that land. My wife and I will occupy the house. The property is in Marion County, Oregon.

Any references or suggestions gratefully accepted.

This would be a residential construction loan and your best source of information would be to contact a couple of local lenders about their programs. Most of us here are involved in commercial loan financing.

Most lenders will not lend more than 50% on raw land. This is opposed to 90% for a lot loan, in some cases 100%. You are looking for an exist plan and raw land is the worst situation for this. T.
