Development soft costs

I am a student at Texas A&M University and I am working on a project for a development class. My group is responsible for estimating the contingency factor(% of soft costs), allowable developer overhead (% of soft costs), develoopment fee (% of total costs) and any additional soft costs.

The project is a retail/restaruant located on a stand alone pad site in a major shopping center. If anyone can help or has any suggested websites I would appreciate it.

Sorry, but your best bet would be to get a hold of a detailed budget from a GC of a similar type project. As a bank analyst, I usually rely on independent inspectors to go over budgets for the big deals or the expertise of the commercial real estate department to make sure that costs are not too inflated {there will be a certain percentage of fuzzy math on all of the budgets}.
