Does anyone know of any residential programs for mixed use? I am trying to find financing for a reasonably priced property that I would like to owner occupy. It is half residential and half retail. It may be out of my reach if I have to come up with the required 20% down. It seems that this is a common problem for people trying to purchase former commercial properties in cities that are now turning to residential areas. Any help would be greatly appreciated. I am also researching 203K programs.

The retail component makes this commercial. Residential lenders won't do it. You will need a commercial loan. If it is only the down payment you are concerned with, and you have exellant credit, Silverhill Financial can do commercial loans up to 90% of the purchase price. The rates will be higher, inthe 9.25% range, but that is the price one has to pay for less money down.
