Hello,
I was online and found my way to your site and thought you can help. Who do I talk to after I have purchase the land to get it develope? city hall?a contractor? Basically I have a rich aunt that will lend me $100k and I have $100K my self. I know its not alot of money but im sure I can find land in this growing area. my credit score is 706. but what do I do next after I buy the land? How do I get it sub devided, or should I not even buy the land until something else happens first? I also plan on getting a loan for the rest of the project(contractors,fees,etc) either from the bank or my parents. Alittle about me. Im just trying to get in the realestate business. I am 24 and just finished realestate classes. I realized I can get funding for land and thought I should look into it. Any help of info would be great. Thanks in advance

I would suggest that you speak with your municipal government before you buy a given piece of property. Ask them about any development restrictions, future use, etc for the area. Many municipalities have development bans in place for certain areas; generally in outlying suburbs that are not fully serviced (water, sewer, drainage, transit, etc). The intent is that the development will chase the services rather than the services playing catch up with the development. Better to know up from than to own a piece of land that you cannot do anything with.
