To whom it may concern:
My name is CHAYO BRIGGS and I am in the process of Refinancing my current EMC Mortgage loan (12%/Conv) and last week I paid $350.00 to have my home appriased (Omaha, Nebraska) and the value appraised at $99,500.00. Although the current balance on the current mortgage loan is $7,800.00, but the lender "QUICK LOAN FUNDING" I am trying to process the loan through is requesting that I repair the roof before the loan can be completed and I do not have any money to repair the roof.
First of all, I am not sure what to do because in the event of communicating with "Quick Loan Funding" in the the past 28 days the they were aware of the current condition of the home and there has been no response in the past 5 days and I am not sure what to do. Quick Loan Funding advise me to fax roofing repairs and qouted to me as if there intentions were to write a check to my current EMC Mortgage for $7,800.00 and to the roofing contractor of my choice, but it seems as if I am not able to repair the roof then there will not be a loan. I am confused because my home is a rental property and has been rented with the current tenants for the past three years, which there is not much wrong the the roof, but I would like to replace the roof that is the reason of the Home Equity Loan. I am not sure what to do because of I have spent over $400.00 gathering forms for Q.L.F. and my bills are all due in 7 days and I am not sure as to why I am obligated to repair the roof and I have $92,000.00 in equity and My FICO scores are 545-589 and my current debt is $20,000. This is more of a legal question that deals with what the lender can or can not require for you to do. I can not help you here other than advice you that there is more than one lender out there.
