Hi,
I am interested in shopping around for commercial loan that will offer a fix rate for at least 10 years. I am interested in doing direct lending.
Do you know where I can find a name list of commercial loan?

Judy,
I know commercial lenders are notorious (my company included) for wanting short terms, typically 1-3 years. I might start by contacting some brokers, or if you are worried about paying the higher rates, just do the research on the web yourself.
DMOZ has a pretty thorough list of commercial lenders, and a Yahoo! or Google search for "commercial lenders" brings up quite a few results.

Judy,
I think it depends on the type of commercial loan you want. Is it development? for a Retail building?
I can point you in the right direction for a fixed rate for 10 years for an Apartment Building or Mobile Home park, However, on other properties the terms tend to be shorter.

Yep! you can get a commercial mortgage with a 10 year fixed rate but its going to well.......suck! The fixed rate concept really shines in the residential realm but almost all commercial mortgages are fixed for a period of time and are then adjustable (to what index that is up to you with the most common ones being Prime and LIBOR). Almost all commercial mortgages either have a lock and or min prepayment penalties of 5 years during which most property appreciates and owners end up refining and cashing out anyway.

I beg to differ, our rates are for loans amortorized over 30 years with terms from 3 years to 30 years.
I just ask you to look at the commercial apartment loan rates on our web site.

http://www.4rmanagement.com/apt_loans.aspYou are right in that the rates for 10 or 15 year fixed on your website are good but if i am not mistaken the rates listed are for "Small Apartment" and "Large Apartment" which would effectively fall under residential. In other words unless those posted rates are for the entire apt building (aka multifamily), those are residential and NOT commercial rates.
