For future deals can anyone tell me where to find banks or lending institutions that specialize in rental property mortgages.

Real Estate lending specially for low priced properties is a local thing. Your best option would be to go to several local lenders and see what kind of programs are available.

Also while seller financing is a great option, make sure that what you saved on one end is not being spent away in the form of a higher rate.
