What banks are you using in order to fund projects over 7 million? I am looking for 70% LTC with Solid borrowers. Any thoughts are appreciated..

There are many lenders that I am using that can fund loans like this.

I am looking for 1% to the bank and 1% to me. Prime + 1/2 -- Prime + 1.25 Ther term is 36 months and the Interest reserves are for 18.
I have many files like this and many of my banks are not lending out on these terms due to the credit crunch. Anyone else have any ideas or comments..
