I have a client who is purchasing $20MM of raw land and developed lots. They have financing and are in escrow with over $1MM cash in for down payment.

They need $500K to $1MM short term funding (90 days) to complete engineering, architecture, etc. Company is a residential subdivision developer in business since 1991.

Alternatively will work with private investor. $2MM in parked account to secure LOC for 1 year. Very high return.
