hi, new here.

well, i have 50K to invest and was wondering what might be the best place to invest it in. I have a finance degree from The University of Houston and currently work as an energy trader. Other than that I also day trade/swing trade and do well in it.

i am looking into subway/quiznos or gas stations. i will probably need to save more money for a gas station, or i could partner up with someone. I know there is money to be made in all this and all the low margins and all that.

If anyone has any thing better please suggest. I am also considering an medium sized apartment complex. im about to step into single family units though in a month or two.

I am looking for more potential ideas. Im in Houston, if that helps.

if I decide to buy a subway and i plan on adding mre stores as soon as i possibly can to my portfolio and use equity from these stores and cash to make down payments for apartment complexes or gas stations.

Any other ideas? i would love to hear more.

I would think most Subways/Quiznos do not own the real estate and are only operating companies. Therefore, we are not talking about equity in the real estate sense of the word.

Getting one of those franchises started will cost you at least $100K. No real estate involved in it either.

They can be quite profitable, I kick myself for not thinking of putting a Quiznos near my office. The one that opened a couple of years ago is always packed.

actually I have talked to several owners and they say that 50K is a good initial investment. I did not discuss too much about the real estate involved. even if it is a lease it should be fine because they r still making money.

BUt other than that, what other opportunities are out there. I really want to work for myself. Making someone else rich and working for them like a dog is not my cup of tea. sure u have less headaches. But I am willing to take the headaches and risks to work for myself.

So any other ideas people?

loanuniverse why dont you start now. Its never too late. Its not like you will have to make sandwiches. You might be glad you did.
