I have a Client needing to refill his Portfolio for his investors.

He's looking to invest anywhere from $20mil upwards of $200mil.

Criteria's............

Shopping Centers, Malls, Office Buildings. Medical Building etc.
And possibly a very good Hotel.

He is not to fond about developments. Not unless it's already built and has a cash flow.

Must be clean and in a good location.
Wants a good cap rate. But if the property falls in the 6's and it is a good product (location)
he may consider.
He also will go lower, possibly down to $14mil. As I stated prior, must be desirable.

He would entertain a group of properties, but will turn down tiny mom and pop type style enities.
There will be hardly any contingencys. He has his own money.
Due diligence and feasiblity and he will check performance records.

Will not accept non-refundable deposits deals. He is a serious buyer and
needs the projects presented to come correct.

But other than that, he is open and willing to negotiable.

What about partnering in an amusement/educational park surrounded by close to 1 billion in new housing developments. Has planned Hotel, three resturants, town size museum complex, theatre, art center, water-park, zoological park, mines, is on a major interstate (42,000) cars daily, 30 min from metropolitan area with international airport. And less than 1 mile from newly planned 600 acre industrial park.

Would your client be willing to put up a guarantee for an ethanol project. We are looking for a guarantee that can backed by an individual, syndicate, or corporation to fund our project on Wall Street. The funds can be held
in trust with an attorney and we we pay a commitiment fee (negotiable). The funds held in trust would not be drawn on. Instead would be a collateral enhancement to fund a private placement on Wall Street. This would be a win win for both parties. Please advise.
