Hi
i need stated income office building loan in Houston, TX, loan amount $2.6mil, and 20% down payment. Good credit. NOI=368900, cap rate = 12.3, need 10/1 ARM, no point. Let me know the rate.

Is there a reason your client needs a stated income loan? On commercial loans, there is no real advantage to the borrower getting a stated income loan since lenders look at the property primarily. Given the NOI, this seems like a very do-able deal and by going stated income, the borrower may be paying higher rates without really needing it.

I agree with LenderBuddy. Stated will get you rates in the low 8's. But Full Doc can put you in the low 7's. There are credit score requirements. Just saying "Good Credit" isn't enough. If property is located in a major metropolitan area helps as well. Loan amounts of 75% get ever better rates. Lot's of variables to consider.

If you have not found financing for this project yet please contact me asap. I have an excellent stated loan source that still has rates in the 7's.
