I'm looking for notes buyers.
I locate foreclosed or distressed properties.
I buy them at 50% of after renovation FMV.
I create a new note at closing at 70% to 80% of after renovation FMV.
I'm selling these notes for 90% of value.
90% of face value
9% interest
15 years
no prepayment penalty.
Prepay in 2 years or before.
Any takers?

I have received a good number of PM from notes buyers.
However, I saw that no one is actually a taker, and here are the reasons:
9% is to low
15 years is to long
90% of face value is to high
No pre-payment penalty is a 'no-no'
So, basically, note's buyer are people who want to make money without any kind of risk.
Well, you have to move away from me.
I will never sell my notes at 50% of face value or less, make them at 15% interest or more.
I buy Real Estate. I have made and lost money with it, because it is at risk like everything else...

We do work with buying different kinds of notes,I work with many private investors,we require a minimum of a 15-20%yeid depending on the property,how are you showing value and what is the credit of the buyer,these are deciding factors,if you would like email to me the details on these as they come up and I will try to market them for you Ed
