Fiat, As you probably figured out, finding the deals is the easy part. It's finding the GOOD deals, the legit lenders and figuring out who can do what that's the challenge. I would suggest that you partner with someone that's been doing this a long time. It takes forever to get started on your own. Hook up with someone that's been around the block a few times.
