Does anyone out there know of any lenders who will provide a commercial loan for an anchored retail shopping center with a fico around 620 either stated or no doc?

This property is in CA.

There is a restaurant and 99cent store....+ 4 other units

The balance is 2M plus we would be taking 100K cash out. The value is 3.4M............I have a DSC = 1.3.....It is all one story........I have 100% vacancy for the past two years.

Currently the church structure is on the land awaiting demolition once the construction loan has been obtained. We need a construction loan for 6M (2M land loan + 4M for construction). There are to be 16 condo units all of which are to sell at 725K. (total of 11.6M)

FICO scores are 620-630

Stated or No doc

Any help would be greatly appreciated. Thank you.

Why go stated if DSCR is 1.30 or greater?

I assume you mean to say that there is 100% occupancy, not vacancy.

Are these two separate loans or the same project? If the same project are these on the same deed?

Construction loans are based not on current income but rather on future value and cash flows. No doc construction loans aren't available in commercial.

Remember that comemrcial lending is based on the subject property and it's abilit to service/pay off it's own debt.
