Client is looking for rate of 10% can not have huge upfront fees.
Have another large Costa Rica project that is owned out right partner wants to buy the other one out and is looking for 38 million with an as is value of 75 million all entiltlements and permits are in place this project is ready to build with master plan approved.

Rebeccak: I have a $5MM minimum for these type of loans. However, I can assist with the larger loan.
