Full Version: commercial land deal, please help

I have a land deal that is in California that is the following: I had a private pension fund manager going to do this but he decided vacation with no back up was a good idea. Here it is below and looking for ideas to help me.

under contract for 1.8 million + interest worth 4 mill (were in litigation just resolved)
LLC with two partners w/over 720 score
will put down 20% or more if needed
needs to complete and fund by end of October

Hard money interest too high...looking for private money

Generally, I have found that it is not possible to finance more than 50%-65% on land purchases/refinances unless construction is imminent. Also, the financing is short term 1-3 years. Some folks claim they can go 5 years but I have not worked on any deal like that. Good luck!

The company I work for is a direct, private money, commercial lender who specializes in raw land acquisition and development deals. The max I could lend is 60% of the appraised value of the land, and 60% of the improved value if our money will be used for improving the land. Also I could provide a 5 year term, however years 3, 4 and 5 will be significantly more expensive than years 1 and 2.

Unfortunately, we are expensive as will any lender be who can provide financing in the time frame you are seeking. However that is the reason people come to us in the first place, our clients are people who need large sums of money very quickly and for short periods of time. We never charge a pre-pay and actually I can offer rebates on our fees for early payment.

If you are willing to put up to 20% into the deal should be able to get you the funding you need,

I would need to know more details which you can send to me than I will see what we can do to fund this for you,send an executive summary with details and any informtion you have on this!

I will submit it to some of the private investment groups that I work with and see what we can do for you

With the information you have provided it is unclear to me what you are looking for,acquisition money or construction money or both and what is the total you need,etc and what will the project be worth when all work is completed
