You will need exc. credit, be able to show property cash flow and have 5-10% from your own funds.

I have lender with unique progam that gives up to 90%LTV <snip> and I think I can help you out. I can sumbit a the information to them and we can see what we can do for you.

Give me a ring. We do 90%+ of total project cost financing all of the time, it is going to be driven by coverage (DSC) from your cash flow. Depending on the size of the deal, you should be able to get this done non-recourse and unless you have had a BK, your credit will not be an issue.
