First of all I'm not a broker.

For all the experience one out there, Who would you recommend for a broker and what do you look for in finding a broker?

I ask b/c my Dad is selling his Gas Station in southeast Atlanta and Normally (being Indian) and having a lot of contacts you can find someone.

But the gas station needs to be sold ASAP for several reasons, One is that it is hurting my dad's health b/c he has so much emotional stress from it and wants to get out of it. Its not b/c the store doesn't do well, Its b/c the other two partners are My sisters Husband, whom apparantly don't get long. Without boring you with the details........I'm a Med student and I recieved my dad's Health Report and It was horrible, due to emotional stress, b/c he is stuck in middle and hates drama with passion.

I refuse to lose my dad due to health reasons over stress, over something that can be prevented, After seeing his report yesterday, I'm scared for the future.

What should I do is my question? How can I find someone to buy this ASAP?

Any advise would be greatly appericated.

What state is this property located in? Also, since there are two partners involve are they also
selling their interest in the gas station? If they are on title, you will need their permission in order
to sell. Stay away from residential agents (century 21, remax,etc), this is not their specialty.
You can search loopnet . com (this is a commercial listing website) and start by contacting/interviewing
some brokers in the area where the gas station is located. Also, search for gas stations that are for
sale. From my limited understanding, Gas Stations are difficult to finance and sell b/c of contamination
issues, etc.

I am sure we have experts on this forum who will provide more insight for a quick sale.

Hey Thank you for you quick response. I really appericate. I think my sister did list it on loopnet.
The other two sellers are also willing to sell it. The loan is under my Dad name only.
The gas station is located in Stockbrige GA.
Its gas station with land, so whomever purchase it....can have a restaurant there or anything else It doesn't have to be gas station.

My dad is willing to just transfer the loan into someone else name......(I don't really understand how that works) so I'm assuming there is no downpayment......I don't really understand much about business,

I guess I didn't get that Indian trait LOL, Just Kidding.

I hope somone can help me out.

You can place ads in forums like these.
Don't give away too much information like you did in this forum.
Make sure the other partners are ok with your dad selling his part so they won't hinder the deal.

How about subcontracting the gas stattion to someone else. You may the money without the headache of running it.

The quickest wavy to facilitate a transaction is to have one of his associates in the business by it from him or in addition list it with a business broker who deals with gas stations, they will understand how to price it correctly. Gas stations generally have issues due to the fact that there books are not accurate which affects the value of the property. But for those types of properties it is a tight market due to petro cost being so high and the margins being tight. If the buyers need assistance with funding we can help.

Hey thank you. The other two partner and including my dad, are willing to sell all together, even though it makes good profit....

We do have someone else running it......all the shifts and the paper work....so thats a good part.

Talk to commercial brokers only. A number of them specialize in gas stations. I know a number of brokers that specialize in gas stations in CA, not GA. I'm sure they exist in GA also. Also, the loan may not be assumable.

To help facilitate the sale of the busines, you could do a few things like talk to the accountant and have financial statements handy for the last few years and also year to date. Also records like gallonage, margins on gas, convenience store, etc.

I maybe able to assist. We finance the sale of alot of gas/convenience stores and have contacts in many areas of the country. Our contacts are always looking for good locations. If we can help , give us a call.
