I am new to this forum and have already found it to be usefull for many reasons. I have a question though...

I am a private money direct commercial lender, when I see someone post a scenario that I feel I can help them with, I obviously want to let them know about it. However you state that we are not supposed to do that here, or can only do it 5 times a month. I don't understand that, isn't that why people post their requests here. I mean a small part comes from other brokers who can point them in the right direction, but wouldn't you rather hear it straight from the horses mouth. I am not condoning spam mail or advertising your services through constant postings, but it seems to defeat the purpose of the forum to limit direct lenders from replying with their services.

If that is the way it is and it is not up for discussion, then I will honor your request as I am only a guest registered on your sight, but if we could come up with a compromise or other suggestions for how we should go about trying to help posters with their scenarios then I would love to be a part of that discussion.

In essence the rules are as follows:

- Posts without any information other than “I can help you do this deal”. Up to five times a month.
- Contact information in your signature

There is really not much activity in the forums, and even keeping your activity at five purely commercial posts you will have enough of a presence to stand out. There are ways to be increase your presence without the post counting as one of your five posts also. Let me illustrate with one of your own posts:

” I'm not sure how to reply to this without it being in violation of the board rules. My company provides financing up to 75% LTV on raw land acquisitions providing the gap is being bridged with borrowers cash. I can do up to 60 to 65% if no downpayment but allowing any form of secondary financing. If this helps please give me a call...”

If you had posted just the green colored text, this would have been a borderline commercial post. Depending on my mood, I might have not counted it against you. Your call to action at the end is what made it commercial. The other reason why I might not have counted it against your five is because the original poster was actually asking directly for anyone that would do that kind of ltv on raw land.

There are many ways to contribute to the forum without being overly aggressive in the pursuit of business. A softer approach to the original question that would not be considered spam would be something like the following:

Finding that level of loan-to-value on raw land is going to be difficult, and if you do it will more than likely have conditions attached. My company provides financing up to 75% LTV on raw land acquisitions providing the gap is being bridged with borrowers cash. We can also do up to 60 to 65% if no downpayment but allowing any form of secondary financing.
