My husband and I have and opportunity to purchase and existing campground with a positive 12 year history with the current owners. It is close to the interstate with living quarters on the property. There are appx 97 rental sites with numerous full time residents. We have lived here ourselves since May 2005 and have some knowledge of the business. The owner is ready to sell and due to family owned land surrounding the site wishes to ensure prosperity for the business. He is also willing to commit to 12 months onsite available for further help and instruction post sale. His quoted numbers sound positive and we would like to make this move. My husband would be quitting his fulltime job and assuming running the business and I would continue to work until all the bugs and bills are handled. Currently have expenses that we believe could be incorporated into the business.

Business has good reputation, in all camping books and on the web. Though not related we feel the owner's family would be helpful and supportive as they will benefit from the business succeeding. There is land available at present for future expansion but owner is elderly and this option may fluctuate. There are functioning buildings, bathhouses, septic, well and electrical in place with little knowledge of zoning and other details currently available.

I am in process of building a business plan and need help to make the right decisions for our future.
