I have a client with land in the Bahamas. The land is appraised at $41 Million and has a free and clear title.
*Scenario 1*
Client is seeking a joint venture partner of 49%. If you know of any investors interested in this kind of business call me.
*Scenario 2*
Client wants a hard money loan of 60-65% LTV. Client doesn't want to give money up front for funding. Know of any lenders??
*Scenario 3*
Client will sell for $40 Million.
Basically these are the 3 options available to my client. Please contact me if you know any info that might help...

What type of business is your client into? I have several investors who are interested in a joint venture.

Also I do have a hard money lender who might do the deal at 60% LTV
