This is my clients info, I have submited him to over 100 diffrent banks and no one will take him, because there is not another 2 bedrom home of this size and price, for over 80 miles to do a comp on. :

700 + credit score
LTV - Wants MAX cash out
Value - $2,275,000 (square feet - 7,959)(2 bedrooms, 3 full bathrooms/3 half)
Currently owes:
1st Mortgage - $1,500,000
2nd Mortgage - $220,000
Total - $1,720,000
currently has a 5-6% interest rate on 1st and a 4% on 2nd
The program on the 1st is a 5/1 Arm
The 2nd mortgage is Interest Only

Borrower is very interested in getting an Option Arm Mortgage, but think he would take a 5/1 or 3/1 arm again depending on the interest rate.

Please, does anyone have any ideas for me????????

What state is your client in? Have you tried sending this to a portfolio lender or broker?
