hello everyone, I am trying to refinance a nightclub in Miami FL., But it is becoming difficult and im trying to get the best deal for my client. My question is if anyone here knows of a lender that has a niche for this or any info to make this go smoother would be appreciated blink.gif

If it is just a nightclub then a local bank would do it assuming that he has good credit, an operating history and can show sufficient cash flow.

If it is a strip club, then you are looking at hard money 65%, rates from 9.5 to 11.5%.

unconventional properties like discos, boarding Houses, trailer
Parks, Junk Yards, Camp Grounds, Taverns, Un-approved
Condos etc.

They do provide very creative financing packages

yep! 60-65% LTV unless you go with a private investor and there are plenty of wealthy nightclub owner/invetsors out there.

I am also interested in the lender and any information you may beable to pass along. Im trying to get financing for the purchase of an already established bar. Having a hard time finding any funding.. My credit history i will be up front and honest is a tad rough. But looking at it you can see that my big loans were always paid on time and in full... I may beable to have 20% to put down. The loan amount would be in the neighborhood of 100,000.. Like i said.. any information would be greatly appreciated.
