Full Version: 100% financing on Vacant land?

I have request for a very large loan on vacant land.

The borrower would like to find 100% financing.

Understanding that much more information is required, what lenders, if any, would lend to a hypothetical perfect borrower.

Also, I have several foreign nationals looking for high ltv land loans. Anty info on these would be appreciated!

Commercial LO
The LTV depends on whether this is commercial or residential use. Remeber this is a commercial forum.

Commercial land loans are generally no greater that 65% LTV with an exceptionally strong borrower.

The onlyway to get 100% is to have the seller hold the entire note.

It means that you need to convince the seller to finance the full amount of the purchase.

I am a broker in SC and I can get 100%financing for strong borrower. I don't know where else they offer this .

I specialize in raw land acquisition, development and construction deals. However I am capped out at 65% LTV. I could consider up to 75% LTV with the boorwer bringing 25% of their own money to the closing.

Is there not an option for secondary financing or a seller carry back? Most of the land deals we do have the seller holding a second on the deal. Especially when they are getting 65% of the cash in hand.

I agree with "commercial LO" ...100% does happen but its very rare & when other assets are tied in. Non-US citizens can be involved if their have free and clear assets in the US or if usually are minority holders in an LLC etc.
