Hi

Recently purchased a gas station in So. Cal. for about $800K(business only) all cash about 6 months back. I need to raise a loan for $350K atleast to expand my business. Currently the station is profitable and it is a Arco AM/PM franchise. It does about $500K (gas plus c-store) in sales per month and it is 24hr operation. I really appreciate if someone can point me to right places to obtain the loan.

You only have 6 months of assests to show on the books. Most lenders require two years tax returns on the property. Another issue is that if you are making 500, 000 a month which would equal to approximatly 3 million already. Why do you need a loan for 350,000. What would the money be used for? How long have you been a gas station owner? Previous experience in Gas stations? Just need a bit more information.

I wish I had made $500K net profit. But NO. That is in sales/revenue. Net profit is about $15K/month. I would like to use the money for business expansion.

Small margins in gas stations are the norm. I believe the ones that I have analyzed have ranged from $0.14 to $0.16 a gallon. The big savior for those operations has been the additional lines such as convenience stores where they can get around 40% gross profit, and automated car wash, where the gross profit is insane. {big capital expense, but afterwards you can get 80% to 95% gross}

The problem that I see with your idea is that you are being vague about to what it is that you want to do. Do you intend to expand the convenience store or add a car wash? If that is the case, it might be something doable as long as the numbers work. However, taking the money out of the business and buying unrelated real estate would not be as appealing.

The other big hurdle is the fact that you do not own the real estate. If you are thinking of making substantial improvements to it, one would need to take that into consideration.

I have a commecial lender that not only specializes in funding gas stations, boarding houses, junk yards, but provides no seasoning commercial refinancing

Rates are very competitive, start at prime +1

[It does not have to be hard money. You can either refi with a business loan, or better obtain a line of credit, based on assets and income

I can do that. That too me, is more favorable
