FREQUENTLY ASKED QUESTIONS1) Hmm, so exactly who are you?I am a credit analyst in a medium sized community bank in Florida. This is my second banking job and all together I have six years of banking experience. I am in my early thirties and a graduate of Florida International University School of Finance. Unfortunately, I started going to college later than most people due to some factors beyond my control and of course having to learn the language. 2) How do I know you are giving good information?I don’t think you can know unless you are also in the business. However, you will see that some of the stuff that I write does make sense. Of course, I do not warrant anything you read in this site as you can see for yourself by reading my disclaimer. Furthermore, you should know that anything you get is directly proportional to the amount of money you pay for it. However, be assured that all of my years in banking have been in the credit / lending portion of it, that I have seen hundreds of requests for loans and that I have personally worked on dozens of facilities ranging from $10,000 to $20 million. In addition, my experience in credit analysis ranges from going over the request of a small store owner requesting a few thousand to purchase inventory to working on multi-million participation deals for Fortune 500 companies or banks. 3) Ok so you may know about this stuff, but why are you doing this?I like helping people and of course is part of my plan to take over the world! 4) Do you make any money out of this, do you expect some kind of payment?Well, back in 1999 I made almost $200 worth from a company that paid people for showing advertising banners in their websites. The reason why I made the money was because someone joined their program using my referral code and they were a teen chat site that had thousands of clicks. My site at the height of its popularity had only a couple of thousand hits a month and eventually was dropped because I did not have enough traffic. Since then, The only cash flow has been an outflow of money at the rate of $5.00 a month for webhosting. Update 3/15/03: I am again showing advertisement on the site! I am not endorsing anything in the ads, but you already know that because you read my disclaimer 5) So why is it that you have advertising banners on the bottom of your pages?Update 3/15/03: As of today there is advertising near the top of the pages and sometimes on the side. There is also banner exchange code to increase the exposure of my site. 6) I would like to help you in your epic and just cause, what can I do?There are several ways you can help: Adopt a puppy from the humane society. If you are good looking woman wear short skirts. Do not litter. Stop smoking! I did as of January 1, 2002. Do not buy boy band music or merchandise for your own use or that of any pre-teen girl that you know. Do not root for the New York Jets. Do not root for Notre Dame. 7) No really, Is there anything I can do?If you are serious you could : Tell a friend about my site or write about it somewhere in the internet. If you are a webmaster you could link to my site in order to make it more popular. 8) I want to buy a dry cleaner / gas station / hamburger stand etc. can I do it?Yes. 9) Can I get a loan to buy a dry cleaner / gas station / hamburger stand etc.?It depends. 10) It depends? What kind of dumb answer is that?It is not really a dumb answer, getting a loan depends in so many different factors that I couldn’t say no or yes. I recommend that you go to the section on commercial loans and take a look around. If that does not help you please either post your question on the bulletin board or send me an email, I might be able to help you. That has always relaxed me and calmed my nerves. After that take a look at the real estate loan section for the answer to question #12. If you don’t mind, while answering this question, I will imagine that you are a beautiful fashion model. Unfortunately, I am not really in the business of giving loans, I am in the business of assessing the risk associated with those loans, and I would prefer to keep this website and my work at the bank separate. If you need help, I can give you a rough idea of your chances or advice on preparation and the most effective route to take in order to get a loan, but not get involved in the actual approval of the loan. 15)My loan officer told me that my loan was going to be credit scored. What is that?Small loans are loosing propositions for banks. Even the smallest of credit analysis that I perform take me about a day and are 5 pages long. Therefore, the bank uses a computer program to determine if you are an acceptable risk. The leading manufacturer for those types of programs is Moody’s. The program takes a look at the financial information and your credit report and comes up with a number. If your number is high enough you will most likely get the loan. 16)How important is my credit for my business loan, real estate loan or consumer loan?Very important. 17)How do I get in touch with you?Look at the bottom of every page. 18)How often do you update your site?I did not touch it from November 1999 to August 22, 2002. I will try to keep it updated at least weekly unless I get distracted. |
