REQUESTING FEEDBACK FROM PRO'S CONSIDERING PURSUEING A BUSINESS VENTURE THAT WOULD CONSTRUCT, LEASE AND MANAGE SENIOR RENTAL HOUSING. THOUGHTS ARE TO BUILD A 4PLEX, LEASE OUT AND SECURE PERMANENT FINANCING USING RENTAL INCOME AND CONTINUE THIS PROCESS UNTIL WE HAVE DEVELOPED A PORTFOLIO. AS A GENERAL CONTRACTOR I WOULD MANAGE THE CONST. WE HACE A+ CREDIT, AND STRONG ESTABLISHED LINES OF CREDIT. CAN THIS BE DONE WITHOUT INVESTING LARGE SUMS OF MONEY INTO EACH PROPERTY? |

What do you consider “large sums of money’?
To do this with a mainstream lender you need at least 20% and probably 25%+ of the total cost.
So it is a case of getting the money yourself or getting an equity partner.
