REQUESTING FEEDBACK FROM PRO'S
CONSIDERING PURSUEING A BUSINESS VENTURE THAT WOULD CONSTRUCT,
LEASE AND MANAGE SENIOR RENTAL HOUSING. THOUGHTS ARE TO BUILD A 4PLEX, LEASE OUT AND SECURE PERMANENT FINANCING USING RENTAL INCOME AND CONTINUE THIS PROCESS UNTIL WE HAVE DEVELOPED A PORTFOLIO. AS A GENERAL CONTRACTOR I WOULD MANAGE THE CONST.
WE HACE A+ CREDIT, AND STRONG ESTABLISHED LINES OF CREDIT. CAN THIS BE DONE WITHOUT INVESTING LARGE SUMS OF MONEY INTO EACH PROPERTY?

What do you consider “large sums of money’?

To do this with a mainstream lender you need at least 20% and probably 25%+ of the total cost.

So it is a case of getting the money yourself or getting an equity partner.
